Renting out a home in Yardley
Yardley was mostly built up in the 20th century: 1930s semis and terraces, post-war terraces and flats near the Coventry Road, and the Kents Moat estate to the east. Old Yardley Village, around St Edburgha's Church, was Birmingham's first conservation area, designated in 1969.
It is one of the more affordable parts of the city, and the A45 makes it easy for anyone working at the airport, the NEC or Heartlands Hospital.
- Birmingham Airport and the NEC along the A45
- Heartlands Hospital, about a mile from the Coventry Road
- Cockshut Hill School and King Edward VI Sheldon Heath Academy
- The Swan Shopping Centre, the Yew Tree shops and Blakesley Hall
Our work in Yardley
We have let or managed more than ten homes in Yardley over the last few years, and the rents we achieve sit in line with the local market.
Much of our work here is selective licensing: checking whether an address is in the scheme, putting the application together for the landlord, and keeping the licence conditions met once a tenant is in.
A lot of landlords who book a Tenancy Health Check with us think their property is fully compliant and find gaps. Lettings involves more than 170 laws and regulations, and a managed service that only collects rent tends to miss some of them.
We also run landlord seminars in Birmingham on the new rules, licensing and tax. The next one is in the last week of November 2026. Join the seminar waitlist.

Asking rents are what landlords advertise, not what tenants end up paying, and a snapshot of a few dozen homes moves from week to week.
Why tenants want to live here

- The X1 between Birmingham and Coventry via the airport and NEC, and the 11A and 11C Outer Circle
- The A45 Coventry Road to the airport and M42 junction 6
Licensing and the rules in Yardley
Yardley comes under Birmingham City Council. It depends on the street. Part of Yardley is in South Yardley and Yardley West & Stechford, inside Birmingham's selective licensing scheme, and part is in Yardley East, outside it. Check the exact address with our postcode checker.
Tyseley & Hay Mills, on the western edge of Yardley, is in the scheme too. Several postcodes cross ward lines, so the postcode alone won't tell you.
Shared houses: a new small HMO (three to six sharers) needs planning permission anywhere in Birmingham, under the city-wide Article 4 direction in force since 8 June 2020. HMOs with three or four sharers have also needed an additional licence since 5 June 2023, and five or more need a mandatory licence.
