Letting agent for buy-to-let landlords in Birmingham

Greengates Properties is a letting agent for buy-to-let landlords in Birmingham. We've found tenants for, and managed, rental property across the city since 2004. Below is what we do, what it costs, and how to decide between managed and let only.

Last checked: 31 October 2026

An independent Birmingham letting agent, since 2004

We're an independent agent, not a franchise or a call centre. Our office is at 17 Formans Road, Sparkhill, and we let and manage homes for landlords right across Birmingham, from single buy-to-let flats to portfolios.

  • Member of The Property Ombudsman, so you have an independent route if something goes wrong
  • Client money protected through UKALA
  • Tenant deposits protected with the Deposit Protection Service
  • Every fee published, with nothing to ask for

Managed lettings: what we do for you

Most of our buy-to-let landlords choose managed. We find the tenant, collect the rent, arrange repairs and keep every certificate and deadline in check, so the property earns without taking up your evenings.

Managed (our recommendation)75% of the first month's rent up front for each new tenancy, then 12% of the monthly rent

Advertising and finding the tenant; referencing; setting up the tenancy; collecting the rent every month; arranging repairs with our contractors, up to £250 per item without needing to ask you; tracking certificates and deadlines, with reminders; keeping the paperwork right as the rules change; your landlord portal for statements, documents and maintenance.

We inspect every six months, unless you ask us not to, and you can see your statements, documents and repair jobs in your landlord portal whenever you like.

Let only: if you'd rather run it yourself

If you live nearby and you're happy to handle rent, repairs and paperwork yourself, we'll find and reference the tenant and set the tenancy up properly, then hand it over to you.

Let onlyFirst month's rent for each new tenancy

Advertising and finding the tenant; referencing; setting up the tenancy. After move-in, the tenancy and the paperwork are yours to handle. Utility and council tax changeover is not included and can be added from the list below.

Keeping a buy-to-let legal under the new rules

The new renting rules started on 1 May 2026. Every tenancy became periodic, section 21 ended, and councils can fine up to £7,000, or up to £40,000 for serious or repeat breaches. Parts of Birmingham also need a property licence.

Keeping on top of this is a large part of what a managed letting agent does now. Our guide to the new renting rules and our Birmingham licensing checker cover the details.

Already let? We can take it over

If your current agent is slow to pay rent over or never gets round to repairs, you can move to us mid-tenancy and keep your tenant. See how changing letting agent works.

Tenancy takeover£397 per property, plus £75 for each compliance problem we fix

Taking over a tenancy that's already running: checking every document, fixing what's missing, and moving the file onto our systems. The £75 is only charged for each problem we actually put right.

Questions landlords ask

Who is Greengates Properties?

Greengates Properties is an independent letting and estate agent in Birmingham. We have let and managed rental property for landlords across the city since 2004, from our office at 17 Formans Road, Sparkhill. We are members of The Property Ombudsman, and client money is protected through UKALA.

How much does a letting agent cost for a buy-to-let in Birmingham?

Our managed service is 75% of the first month's rent up front for each new tenancy, then 12% of the monthly rent. Let only is the first month's rent for each new tenancy. Every fee is published on our fees page.

Should I choose managed or let only?

Let only suits landlords who live nearby, know the rules and have time to handle rent, repairs and certificates themselves. Managed suits landlords who want all of that handled, which since the new renting rules started on 1 May 2026 is the route we recommend for most buy-to-let landlords.

Do you manage single buy-to-let flats as well as portfolios?

Yes. We manage everything from a single flat to portfolios across Birmingham.

Can you take over a buy-to-let that already has a tenant?

Yes. We take over running tenancies without the tenant having to move or sign a new agreement. We check every document, fix what's missing and move the file onto our systems. Our tenancy takeover fee is published on the fees page.

What happens to my tenant's deposit?

For managed tenancies we protect deposits with the Deposit Protection Service and give the tenant the prescribed information, as the law requires.

How often do you inspect a managed property?

Every six months, unless you ask us not to. You can see the inspection reports, your statements and your certificates in your landlord portal.
