Renting out a home in Sheldon
Most of Sheldon was built in the 1930s, with large private estates at Lyndon Green and Wells Green and a long run of shops along the Coventry Road around Sheaf Lane. Post-war council estates and some newer flats near the Coventry Road make up the rest.
- Birmingham Airport and the NEC, right on Sheldon's doorstep
- Sheldon Country Park, with Old Rectory Farm and a runway viewing point
- Cockshut Hill School and King Edward VI Sheldon Heath Academy
Our work in Sheldon
We have let or managed more than ten homes in Sheldon over the last few years, and the rents we achieve sit in line with the local market.
Sheldon sits right on the line between licensed and unlicensed wards, and between Birmingham and Solihull, so we confirm the ward and the council for every address before it goes on the market.
A lot of landlords who book a Tenancy Health Check with us think their property is fully compliant and find gaps. Lettings involves more than 170 laws and regulations, and a managed service that only collects rent tends to miss some of them.
We also run landlord seminars in Birmingham on the new rules, licensing and tax. The next one is in the last week of November 2026. Join the seminar waitlist.
Sheldon in numbers
Two thirds of homes in Sheldon are semis, and fewer households rent privately than in Birmingham as a whole, so a family house here doesn't face much competition.
- At the 2021 Census, 17% of the 8,166 households in Sheldon ward rented privately, against 23% across Birmingham and 20% in England.
- Homes: 67% semi-detached houses, 15% purpose-built flats, 9% terraced houses, 7% detached houses (Census 2021).
- 37 homes were listed to let in Sheldon on Rightmove on 31 October 2026. Leaving out rooms and student lets left 26 homes, with a middle asking rent of £1,125 a month.

Asking rents are what landlords advertise, not what tenants end up paying, and a snapshot of a few dozen homes moves from week to week.

Licensing and the rules in Sheldon
Sheldon comes under Birmingham City Council. Not for an ordinary single-family let. Sheldon is in Sheldon ward, outside Birmingham's selective licensing scheme. Shared houses are different: across Birmingham an HMO with three or more sharers needs a licence, and a new small HMO needs planning permission.
Sheldon ward is outside selective licensing, but South Yardley next door is in it, and B26 is shared with both South Yardley and Solihull borough. Check the ward and council of the exact address.
Shared houses: a new small HMO (three to six sharers) needs planning permission anywhere in Birmingham, under the city-wide Article 4 direction in force since 8 June 2020. HMOs with three or four sharers have also needed an additional licence since 5 June 2023, and five or more need a mandatory licence.
