Free Tenancy Health Check

We go through each property you let, one at a time, checking the paperwork against the rules as they are now and looking at whether your rent's about right. You'll know where you stand before the call ends.

Who it's for

  • You let property in Birmingham and look after it yourself
  • Your tenancies started before the rules changed in May
  • You use an agent but aren't sure they've kept up
  • You'd like a second opinion before something goes wrong

What we check

Your tenancy agreement

We check it's been brought up to date for the rules since 1 May 2026. It should be periodic, with no fixed term and none of the old notice clauses.

Deposit and paperwork

That the deposit is protected and the prescribed information was served, every existing tenant has had the government Information Sheet, and you're registered with the ICO for data protection. Most landlords who self-manage miss that last one.

Safety certificates

Your gas and electrical certificates, plus the smoke and carbon monoxide alarms. We check they're in date and correct, and that the tenant has copies.

Right to rent

That every adult living there was checked and the evidence was kept. If anyone needs a follow-up check, it should already be in the diary.

Licensing

We check whether your street needs a selective or HMO licence and, if it does, whether you've got the right one.

Your rent

We compare it with similar homes letting near you. If you're below them, we'll work out what the gap comes to over a year.

If you'd like the background first, read what changed on 1 May 2026.

How it works

  1. 1

    Pick a time

Choose a slot below. It's a video call of about 45 minutes, so we can put things on screen as we go.

  2. 2

    We look first

We'll ring to confirm. Before the call we look up each property and what similar homes nearby let for, so we're not doing it while you wait.

  3. 3

    The check

We take each property in turn and go through it with you. Bring whatever paperwork you've got.

  4. 4

    You'll know where you stand

By the end you'll know what's fine, what to fix first and by when, and what each gap could cost you. We'll also say what we'd do if it were ours.

Pick a time that suits you

It's free, and there's no obligation to do anything afterwards. Before we finish, we'll tell you plainly where you stand.

Worth having to hand

  • Your tenancy agreements
  • Gas safety and electrical certificates
  • Your deposit scheme references

If you can't find something, don't worry. Spotting what's missing is half of what the check is for.

Rather we called you to book it?

We'll only use these details to get back to you about this, by email or phone. You can opt out any time. See our privacy notice.

Is it really free?

Yes. There's no obligation and nothing to sign.

Is it a hard sell?

No. We'll tell you where you stand and what we'd suggest. What you do after that is your call.

I have more than one property.

That's what it's for. We'll go through them all, and if there are a lot we might split it over two calls.

My property is outside Birmingham.

Book anyway. If it's outside the areas we cover, we'll tell you straight away rather than waste your time.
