Renting out a home in Acocks Green
Acocks Green has Victorian and Edwardian terraces near Yardley Road and Westley Road, 1930s and post-war semis, and large inter-war estates such as Fox Hollies.
Rents sit below Hall Green and Moseley, so two and three bed terraces and semis are the mainstream let, and pricing them right matters.

- Fox Hollies Park, Acocks Green Park and the village centre on the Warwick Road
Our work in Acocks Green
We have let or managed more than ten homes in Acocks Green over the last few years, and the rents we achieve sit in line with the local market.
Much of our work here is selective licensing: checking whether an address is in the scheme, putting the application together for the landlord, and keeping the licence conditions met once a tenant is in.
We also manage licensed HMOs. That includes homes let to supported accommodation providers, where we deal with the provider on the landlord's behalf and make sure the risks are understood before anything is signed.
We also run landlord seminars in Birmingham on the new rules, licensing and tax. The next one is in the last week of November 2026. Join the seminar waitlist.

Licensing and the rules in Acocks Green
Acocks Green comes under Birmingham City Council. Yes, most likely. Acocks Green is in Acocks Green ward, which is in Birmingham's selective licensing scheme (June 2023 to June 2028), so most privately rented homes there need a licence. Check the exact address with our postcode checker.
The neighbouring South Yardley and Tyseley & Hay Mills wards, which share the B27 postcode, are in the scheme too, so almost every privately rented home in B27 needs a selective licence unless it is a licensed HMO or exempt.
Letting without a licence where one is needed can mean a civil penalty of up to £40,000, and tenants can apply for a rent repayment order to get back rent they have paid.
Shared houses: a new small HMO (three to six sharers) needs planning permission anywhere in Birmingham, under the city-wide Article 4 direction in force since 8 June 2020. HMOs with three or four sharers have also needed an additional licence since 5 June 2023, and five or more need a mandatory licence.
