Our work in Olton
We have let or managed more than ten homes in Olton over the last few years, and the rents we achieve sit in line with the local market.
Solihull has different rules from Birmingham, and landlords who own on both sides of the boundary are a big part of our work here. We keep each property on the right council's rules.
A lot of landlords who book a Tenancy Health Check with us think their property is fully compliant and find gaps. Lettings involves more than 170 laws and regulations, and a managed service that only collects rent tends to miss some of them.
We also run landlord seminars in Birmingham on the new rules, licensing and tax. The next one is in the last week of November 2026. Join the seminar waitlist.

Asking rents are what landlords advertise, not what tenants end up paying, and a snapshot of a few dozen homes moves from week to week.

Licensing and the rules in Olton
Olton comes under Solihull Council. Not a selective licence. Solihull Council runs no selective or additional licensing scheme, so a normal let to one household needs no council licence. Shared houses with five or more people from two or more households still need a mandatory HMO licence.
Small HMOs (three to six sharers) do not currently need planning permission in Solihull, unlike Birmingham. In April 2026 councillors agreed to pursue an Article 4 direction that would change this, so check the position before converting a house.
Olton sits on the Birmingham border by Acocks Green. Addresses on the Birmingham side are in the selective licensing scheme and need planning permission for any new small HMO, so check which council an address is in.
