Our work in Solihull
We have let or managed more than ten homes in Solihull over the last few years, and the rents we achieve sit in line with the local market.
Solihull has different rules from Birmingham, and landlords who own on both sides of the boundary are a big part of our work here. We keep each property on the right council's rules.
We work with tax professionals who can help landlords keep more of their rental income without raising rents, which matters at Solihull price levels.
We also run landlord seminars in Birmingham on the new rules, licensing and tax. The next one is in the last week of November 2026. Join the seminar waitlist.

Why tenants want to live here
- Solihull station: West Midlands Railway to Moor Street and Snow Hill, and Chiltern trains to Birmingham and London Marylebone
- Widney Manor station in the south of the town
- M42 junctions 4 and 5, with Birmingham International, the airport and the NEC in the borough
Licensing and the rules in Solihull
Solihull comes under Solihull Council. Not a selective licence. Solihull Council runs no selective or additional licensing scheme, so a normal let to one household needs no council licence. Shared houses with five or more people from two or more households still need a mandatory HMO licence.
Small HMOs (three to six sharers) do not currently need planning permission in Solihull, unlike Birmingham. In April 2026 councillors agreed to pursue an Article 4 direction that would change this, so check the position before converting a house.
