Renting out a home in Moseley

Moseley is a Victorian and Edwardian suburb. The village centre around Alcester Road and St Mary's Row sits in the Moseley Conservation Area, first designated in 1983, and many of the large houses built for Edwardian families have since been split into flats.

That gives Moseley a mix most areas don't have: period flats, terraces and big family houses within a few streets of each other, close to the University of Birmingham and Moseley Hall Hospital.

  • Moseley Hall Hospital on Alcester Road
  • The University of Birmingham's Edgbaston campus, about a mile and a half away
  • Moseley Village's cafes, restaurants and independent shops, with Highbury Park and Cannon Hill Park nearby

Our work in Moseley

We have let or managed more than ten homes in Moseley over the last few years, and the rents we achieve sit in line with the local market.

Shared houses are common here. For landlords with several of them we offer portfolio management, and we deal with the council and other housing bodies on their behalf.

We also manage licensed HMOs. That includes homes let to supported accommodation providers, where we deal with the provider on the landlord's behalf and make sure the risks are understood before anything is signed.

We also run landlord seminars in Birmingham on the new rules, licensing and tax. The next one is in the last week of November 2026. Join the seminar waitlist.

Moseley in numbers

A bigger share of households rent privately in Moseley than in any other area we cover. Almost half its homes are flats, purpose-built or converted, so a one or two bed flat here competes with plenty of others, and condition and price decide how fast it lets.

  • At the 2021 Census, 28% of the 9,160 households in Moseley ward rented privately, against 23% across Birmingham and 20% in England.
  • Homes: 31% purpose-built flats, 18% semi-detached houses, 17% terraced houses, 17% flats in converted houses or buildings, 16% detached houses (Census 2021).
  • 55 homes were listed to let in Moseley on Rightmove on 31 October 2026. Leaving out rooms and student lets left 41 homes, with a middle asking rent of £1,175 a month.
  • By size: 1 bed £950 (9 homes), 2 bed £1,125 (12 homes), 3 bed £1,350 (13 homes). Only sizes with five or more listings are shown.

Asking rents are what landlords advertise, not what tenants end up paying, and a snapshot of a few dozen homes moves from week to week.

Why tenants want to live here

  • Moseley Village station reopened on 7 April 2026 on the Camp Hill line, about 8 minutes to New Street on average. It has no car park.
  • Bus 50 runs along Alcester Road to the city centre, one of the busiest routes in the region
  • Kings Heath station is also close, on the Moseley and Kings Heath border

Licensing and the rules in Moseley

Moseley comes under Birmingham City Council. Not for an ordinary single-family let. Moseley is in Moseley ward, outside Birmingham's selective licensing scheme. Shared houses are different: across Birmingham an HMO with three or more sharers needs a licence, and a new small HMO needs planning permission.

Watch the edges of B13. The postcode runs into Sparkbrook & Balsall Heath East and Sparkhill wards, which are in the selective licensing scheme, so check the exact address rather than going by the postcode.

Large parts of Moseley are in a conservation area, which adds controls on changes to the outside of a building.

Shared houses: a new small HMO (three to six sharers) needs planning permission anywhere in Birmingham, under the city-wide Article 4 direction in force since 8 June 2020. HMOs with three or four sharers have also needed an additional licence since 5 June 2023, and five or more need a mandatory licence.
