Renting out a home in Kings Heath
The streets off Kings Heath High Street are mostly pre-1919 terraces, many from a building boom between 1895 and 1907, with semis and larger period houses on roads further out.
Most homes here are owner-occupied, so a well-kept rental competes with a strong owner market and tenants who expect a decent standard.
- Kings Heath High Street, one of the longest in Birmingham, with its own Business Improvement District and a monthly farmers' market
- Kings Heath Park and Highbury Park
- Schools including Colmore, Kings Heath and Wheelers Lane primaries, with the King Edward VI Camp Hill grammar schools in neighbouring Hall Green
Our work in Kings Heath
We have let or managed more than ten homes in Kings Heath over the last few years, and the rents we achieve sit in line with the local market.
One example: a family we had housed in Kings Heath lived in a jointly owned property. When the owners' mortgage went up, they wanted to raise the rent. Working with tax professionals we know, we helped the landlord restructure his portfolio to ease the tax bill, rather than passing the whole increase on to the tenants.
Shared houses are common here. For landlords with several of them we offer portfolio management, and we deal with the council and other housing bodies on their behalf.
We also run landlord seminars in Birmingham on the new rules, licensing and tax. The next one is in the last week of November 2026. Join the seminar waitlist.
Kings Heath in numbers

Asking rents are what landlords advertise, not what tenants end up paying, and a snapshot of a few dozen homes moves from week to week.

Licensing and the rules in Kings Heath
Kings Heath comes under Birmingham City Council. Not for an ordinary single-family let. Kings Heath is in Brandwood & King's Heath ward, outside Birmingham's selective licensing scheme. Shared houses are different: across Birmingham an HMO with three or more sharers needs a licence, and a new small HMO needs planning permission.
Kings Heath itself is outside selective licensing, but B14 is a big postcode stretching into Billesley, Druids Heath and Kings Norton, so check the ward of the exact address.
Shared houses: a new small HMO (three to six sharers) needs planning permission anywhere in Birmingham, under the city-wide Article 4 direction in force since 8 June 2020. HMOs with three or four sharers have also needed an additional licence since 5 June 2023, and five or more need a mandatory licence.

Rents in Kings Heath
- £1,100 a month median: asking rents across the B14 postcode district, 82 homes. The average (£1,465) is pulled up by a few very expensive listings, so the median is the fairer guide (home.co.uk, October 2026)
- £1,106 a month: average private rent across Birmingham (1 bed £834, 2 bed £1,009, 3 bed £1,141, 4+ bed £1,587), up 3.3% on a year earlier (ONS Price Index of Private Rents, September 2026)
